10 EXCHANGE SQUARE
A superbly sustainable workplace refurbishment that creates a big and bright welcome for both cyclists and pedestrians
FOR BRITISH LAND
By employing ingenious interventions and mindful material selection, the remarkable refurbishment of 10 Exchange Square achieved an impressive 93% reduction in embodied carbon compared to the average industry new build benchmark. Furthermore, the project resulted in a substantial 19% decrease in carbon emissions throughout the building's lifecycle, offering a significant contribution to sustainability.
LIGHT TOUCH, LIGHT FOCUS
Central to the scheme, a spacious timber intervention was ingeniously incorporated into the existing double-height glass void, effecting a remarkable transformation for cyclists and pedestrians arriving at the Appold Street and Exchange Square entrances. This thoughtful design not only provided a welcoming atmosphere but also ensured minimal carbon footprint, aligning perfectly with sustainability objectives.
A fresh pathway now links the two preexisting entrances, thoughtfully revitalized with striking signage. Along Appold Street, a supersized neon cycling graphic proudly proclaims the building's dedication to well-being, while an illuminated elliptical sign at the upper ground level draws in tenants and visitors from Exchange Square, leaving an unforgettable impression of the building's allure and commitment to sustainability.
“The innovative material palette, with sustainability at its heart, enhances the building and has sent benchmarks for our other refurbishment projects.”
-Kieran McSwiggan, British Land development manager
CRAFTING A COMPLETE COMMUTE
The newly crafted timber pavilion establishes a seamless path between the two entrances, enhancing users' morning and evening commutes from the street to their workstations. The improved approaches strongly promote cycling to work, featuring a dedicated cycle-in entrance, secure storage facilities, convenient showers, and repair amenities, all designed to encourage and support eco-friendly transportation options for employees.
A CONTEMPORARY CLEAN SLATE
Upstairs on the office levels, the focal point was the principle of reuse, driving the appropriate modification of workspaces. By retaining the existing raised access flooring, ductwork, toilets, lifts, and other services, a remarkable 400 tonnes of carbon were saved. While a contemporary ceiling finish brings vibrancy to the space, the 'blank slate' CAT A fitout ensures its adaptability for any future tenant, enabling a versatile and sustainable approach to office design.
MODERN FACILITIES FOR MAXIMUM WELLBEING
As one of only two cycle-in offices in all of London, our retrofit successfully positions 10 Exchange Square as a globally competitive piece of real estate. Every aspect of our design, from entrance to storage, showers to social seating, has been thoughtfully considered to meet the demands of today's ever-progressing work environment. Emphasising flexibility, invitational ambiance, and prioritising health and wellness, our office space sets new standards.
Previously, cycle storage was confined to a fume-filled underground car park, and changing facilities consisted of a dingy shower stall. However, with our new design, we proudly offer 133 cycle parking spaces, 126 lockers, a bike repair station, and luxurious shower and vanity facilities. These upgrades cater to the needs of modern cyclists, ensuring their comfort and convenience while promoting sustainable commuting practices.
