Simplicity, elegance, and biophilic design define this refurbishment, drawing inspiration from the iconic glasshouses at Kew Gardens. The design prioritises a seamless connection to nature, balancing openness with a sense of refuge.
A diagonal cut through the building’s section enhances natural daylight, allowing light to filter down to the lower levels and providing sky views from anywhere in the space. Lush greenery is integrated throughout, from a verdant entrance to a rooftop greenhouse where employees can enjoy a tranquil, airy retreat reminiscent of Kew's botanical wonders.
At street level, a retail space activates the frontage, ensuring the building remains engaged with its urban surroundings. Across every level, plants contribute to a fresh and vibrant atmosphere, reinforcing the vision of a truly biophilic workspace.
CLEAN AIR, CLEAN MINDS
Many work environments are impacted by the presence of toxins and pollutants in the air, which can negatively affect concentration, productivity, and overall well-being. These contaminants often enter our spaces through materials, equipment, and poor ventilation systems, contributing to an unhealthy indoor environment. That’s where plants come in.
TRICHLOROETHYLENE
Found in printing inks, paints, lacquers, varnishes, adhesives and paint remover.
Symptoms associated with short term exposure include excitement, dizziness, headache, nausea and vomiting followed by drowsiness and coma.
FORMALDEHYDE
Found in paper bags, waxed papers, facial tissues, paper towels, table napkins, particle board, plywood panelling, and synthetic fabrics.
Symptoms associated with short term exposure include irritation to nose, mouth and throat, and in severe cases, swelling of the larynx and lungs.
BENZENE
Used to make plastics, resins, synthetic fibres, rubber lubricants, dyes, detergents, drugs and pesticides. Can also be found in tobacco smoke, vehicle exhausts, glue, paint and furniture wax.
Symptoms associated with short term exposure include irritation to eyes, drowsiness, dizziness, increase in heart rate, headaches, confusion and in some cases can result in unconsciousness.
XYLENE
Found in printing, rubber, leather and paint industries, tobacco smoke and vehicle exhausts.
Symptoms associated with short term exposure include irritation to mouth and throat, dizziness, headache, confusion, heart problems, liver and kidney damage and coma.
AMMONIA
Found in window cleaners, floor waxes, smelling slats and fertilisers.
Symptoms associated with short term exposure include eye irritation, coughing and sore throat.
LET THE PLANTS DO THE WORK
Maintaining high air quality is crucial, and the good news is that plants can handle the task. NASA’s landmark 1989 Clean Air Study, explored the ability of common indoor plants to purify the air by filtering out harmful toxins and pollutants. Inspired by this research, our design incorporates a variety of air-purifying plants, selected for their proven effectiveness in improving indoor air quality. By integrating these plants into the workspace, we aim to create a healthier environment where occupants feel more energised, focused, and comfortable.
LET THE LIGHT IN
A diagonal cut through the building creates a dynamic flow, guiding visitors on an engaging journey while allowing natural daylight to penetrate deep into the interior. This thoughtful design not only brightens the space but enhances the overall atmosphere.

From the moment you step into the building, natural materials and lush plants create a warm, inviting, and fresh atmosphere. These elements not only enhance the aesthetic appeal but also foster a sense of calm and well-being, setting the tone for a productive and pleasant environment.

At the top of the building, a greenhouse inspired by the iconic glasshouse at Kew Gardens offers a serene retreat for staff. This lush space provides a calming and refreshing environment, fostering relaxation and a deeper connection with nature.
